Fire Alarm Protection for DAS Center Sofia

The DAS Center in Sofia is a modern mixed-use commercial and office complex in one of the city’s busiest business districts. It offers Class A office spaces with contemporary technical and telecommunication solutions that adapt to diverse corporate needs. The building includes flexible office layouts, a business hotel, retail space, underground parking, and amenities for tenants and visitors. We at Teletek, together with our partners Tekra, installed a reliable fire alarm system that ensures the safety of business and people alike. The DAS Center’s high-quality design, materials, and infrastructure support a comfortable and efficient work environment for all occupants.

Project at a glance

Location: Sofia, Bulgaria

Fire alarm panels: 2 iRIS8 panels
Addressable loops: 16
Automatic fire detectors: 950

Protecting spaces with different functions

DAS Center combines working, hospitality, commercial and parking environments within one complex. Each of these areas has different occupancy patterns, operating conditions and fire detection requirements.

Office spaces are used throughout the working day, hotel areas accommodate guests around the clock, retail premises receive a changing flow of visitors, and underground parking presents a different environment from the occupied areas above it.

The fire alarm solution therefore needed to provide extensive detection coverage while bringing information from the different parts of the complex into one coordinated installation.

The selected fire alarm solution

Fire alarm control

  • 2 Teletek iRIS8 addressable fire alarm panels
  • 16 addressable loops

Automatic fire detection

  • 950 SensoIRIS thermal and optical smoke detectors

Why the solution was the right fit for DAS Center

The key requirement for DAS Center was not only the capacity to connect hundreds of detectors. The system also needed to accommodate spaces with very different uses while giving responsible personnel clear information about events across the development.

The two Teletek iRIS8 panels and 16 loops provide the capacity required for the installation, while the addressable architecture allows for the individual identification of every connected detector. This helps personnel locate the source of an alarm or fault more precisely, which is particularly valuable in a complex that combines offices, hotel accommodation, retail premises and underground parking.

The use of both SensoIRIS optical smoke and heat detectors also allows the detection method to reflect the conditions of different areas. Optical smoke detection can support occupied spaces where smoke may provide an early indication of fire, while heat detection may be more appropriate in environments where normal activities or conditions could make smoke detection less suitable.

By combining scalable control equipment, individually identifiable detectors and different detection technologies, our solution provides coordinated fire protection across the varied environments within DAS Center.

The project demonstrates how Teletek fire alarm technology can support mixed-use commercial developments by bringing offices, hospitality areas, retail spaces and parking facilities together within one manageable fire alarm solution.
